Developers laid out plans for a new retail center on North Main Street, a 12,000-square-foot center that could offer space to eateries including a recently departed Boerne favorite — Peggy’s on the Green.

“This property became available and (operator Richard) Lee made an offering,” Frank Valadez of S.A. Partnerships Architects told the Boerne Historic Landmark Commission at a March 3 meeting. “We’re under contract and what Mr. Lee wanted to do is go before the commission just to discuss ... being stewards of the land along Main Street.”

The plan calls for building a one-story shopping site that could attract high-quality restaurants to what is being called Park Plaza, Valadez said.

The added bonus, if the deal comes to fruition?

Possibly bringing back Mark Bohanan’s popular eatery, Peggy’s on the Green, which ended its run at the Kendall Inn on Nov. 30 after nine years in Boerne.

“We’re talking to Mark Bohanan and coffee shops, but we lost Peggy’s On The Green,” Valadez said. “We would like to bring him back and this would be an ideal location, and we’re sharing this with Mr. Bohanan.”

So far, the restauranteur has remained publicly mum on the prospect.

As Park Plaza is far from being designed or built, a list of potential businesses is really just a wish list at this stage, the developer cautioned.

Park Plaza will be in the 305-325 N. Main St. area, part of the Hill Country Mile. The spot currently houses Boerne Grooming and Pet Shop and is almost directly across the street from Visit Boerne.

The Hill Country Mile is the 1.1-mile stretch along Main Street downtown that includes businesses and historical properties; it is designed to reflect the town’s German heritage.

Valadez said he played a major role in the development of the Hill Country Mile, which has become a walkable, tourist- friendly destination.

“I was part, years ago, with Ron Bowman and Chris Turk to create the Hill Country Mile,” Valadez said. “We have to make it walkable and keep it pedestrian- friendly and safe.”

The current site of what could become Park Plaza has a large parking area fronting Main Street.

The initial Park Plaza concept drawing submitted to the Historic Landmark Commission shows a courtyard-like “green belt” area to the front, with parking being moved to the rear of the structure.

A second drawing shows space for four outlets, two measuring 3,000 square feet and two with dimensions of 2,700 square feet.

The initial plan includes two water-storage tanks the developer said would take care of preserving grass, trees or shrubs on the site.

Valadez reminded commission members the development is still in its infancy, but it does represent a considerable investment.

“And so before we go too far down the road, to have the historical commission’s ... positive interest in the project gives me confidence to take the next steps,” he said.

What happens to Boerne Grooming and Red Crest? These have been apart of my family's pet care for years. I hope there is still space for these community necessities amid the new development planning.

Why Peggy’s on the Green? There’s a reason it didn’t make it. It was a place I tried twice and found limited and unimpressive, and in public chats it seemed most others felt the same way. Just meh, surprising since Bohanan’s is one of my favorite restaurants in SA. Perhaps with a more diverse menu Peggy’s could do well, but in my opinion many other types of restaurants would be more popular in Boerne.

I was just remarking that the existing building was in poor repair and not attractive in any way. I feel the plan for a nicely designed building maintaining architectural consistency with Hill Country heritage will not only elevate the look of Main St. but provide space for new shops and restaurants.
