Developer brings subdivision proposal to P&Z

A developer is seeking feedback from the city after alerting the Planning and Zoning Commission to a proposed single-family development of 30 homes on a 6.5-acre tract.

Called The Commons at Menger Creek, the residences would be built near the Herff Road and Old San Antonio Road intersection, the commission learned June 1.

It will front Old San Antonio Road just north of Herff and just south of the Franklin Park Boerne senior living community.

With no formal application yet presented to the city or P&Z, the developer asked to go before the commission seeking feedback on a desired subdivision design.

The Historical Landmark Commission will take up The Commons at Menger Creek once a formal application is filed with the city, members said.

The proposed subdivision would have a minimum lot area of 2,000 square feet with frontage of at least 20 feet.

According to the commission, the applicant anticipates requesting variances to the required right-of-way width, the maximum length on a deadend road, minimum points of vehicle access and minimum driveway length.

Listed on the conceptual design are Scott Felder Homes and Cude Engineers.
