A long-standing land dispute in Fair Oaks Ranch kept a 345-acre development “off the books” for more than a decade.
Now, with that issue resolved, city officials have announced a date to vote on a development agreement for the new Post Oak Subdivision.
City Council is expected to consider approval of the proposed development agreement at its May 20 meeting. If approved, the city will initiate an annexation process and related zoning actions later this summer.
“This agreement reflects years of persistence and thoughtful negotiation,” Mayor Greg Maxton said. “The proposed development protects the integrity of our city's rural character while allowing us to bring this property into our community on Fair Oaks Ranch's terms.”
After years of negotiation, legal challenges and community discussion, the city reached an agreement with the owner of the former Reserve at Fair Oaks Ranch.
The new development will be called the Post Oak Subdivision and will feature an updated, lower-density development that city officials say “aligns with the city's values and vision for responsible growth.”
Post Oak is in the northern portion of the city along Ammann Road, directly across from the Stone Creek Ranch subdivision.
A news release from the city states the subdivision has been the subject of public debate since 2013, when a prior proposal called for more than 600 residential units and a private wastewater treatment plant.
The new proposal reduces the number of homes by nearly 60%, preserves one-acre lot sizes, maintains the city's tree canopy, and incorporates a Public Improvement District (PID) to finance infrastructure, all without using city funds, or impacting the city's credit rating.
“This resolution gives us local control over a critical area of land that would otherwise have developed outside of our oversight,” City Manager Scott Huizenga said. “It ensures transparency, aligns with our infrastructure planning, and keeps the community informed every step of the way."
An Open House will be held at 5:30 p.m. May 13 at the Fair Oaks Ranch City Hall campus to provide residents with information, maps and a chance to speak with city officials and the development team. The meeting is open to the public.
